Marina Development Partners acquires, develops, and repositions high-quality marinas in strong boating markets across the U.S. East Coast, Gulf Coast, and the Bahamas — pairing institutional real estate discipline with deep, hands-on marina expertise.
The marina sector remains one of the last fragmented, owner-operated corners of commercial real estate — rich with value-add opportunity, yet underserved by capital that understands how these assets actually work.
MDP focuses on the development and re-development of high-quality marinas in strong boating markets. We target underserved properties requiring capital, repositioning, or ground-up development — the segment most institutional buyers, competing for stabilized cash flow, overlook.
Our principals have underwritten, acquired, financed, and operated marinas across the spectrum. We understand the entitlements, the engineering, the operations, and the capital markets — and we bring all of it to every transaction.
From sourcing and underwriting through construction and long-term asset management, MDP executes every phase in-house — the reason capital partners and sellers trust us to create value, not just hold it.
Disciplined origination, underwriting, and structuring. We identify mispriced and underserved marina assets, then negotiate and close with institutional rigor — from LOI through due diligence and purchase.
Ground-up development and value-add repositioning. We manage entitlements, marine engineering, and permitting, transforming dated or under-built waterfronts into high-performing, resilient assets.
Hands-on oversight that protects and compounds value — business-plan execution, budgeting, revenue optimization, and operational performance across the hold, through to a well-timed exit.
Deep real estate finance and capital-markets capability. We structure debt and equity, model returns, and align sponsors, lenders, and institutional partners around a clear, executable plan.
We concentrate where demand for quality dockage outpaces supply — coastal corridors with deep boater populations, constrained inventory, and durable waterfront value.
Atlantic seaboard markets from the Mid-Atlantic through Florida, anchored by year-round and seasonal boating demand.
High-growth Gulf markets where boating culture, tourism, and population inflows drive marina demand.
Premier destination cruising grounds, where protected, well-run marina facilities command lasting value.
MDP is led by principals who have spent their careers at the intersection of real estate capital and marina operations — underwriting, building, financing, and running these assets first-hand.
Matthew leads MDP's acquisition, operations, and finance platform. He has acquired marinas worth over $100 million, financed more than $100 million of marina assets, and led marina operations for a team of 100 employees across 13 properties generating roughly $30 million in combined annual revenue.
His career spans more than 25 years of real estate finance and asset management, including the origination and underwriting of over $1 billion in real estate loans and oversight of multi-billion-dollar institutional portfolios. Matthew is a member of the Association of Marina Industries and the U.S. Coast Guard Auxiliary. He holds a Master of Accounting from the University of North Carolina at Chapel Hill, a Master of Real Estate from Johns Hopkins University, and a degree in Marketing from Jacksonville University.
Jat leads all development and construction at MDP, bringing expertise across design-build, real estate development, acquisitions, and strategic leadership. Over a 20-year career he has completed more than $100 million in marina design-build projects and, prior to specializing in marine construction, managed over $2 billion in commercial and industrial construction.
He has built lasting relationships with municipalities, developers, design-build firms, and investors, and is known for delivering complex waterfront projects on scope, on budget, and on schedule. Jat is a licensed Certified General Contractor in Florida and 12 additional states across the Southeast, as well as the Bahamas and U.S. Virgin Islands. He holds a Bachelor of Science in Construction Management from East Carolina University.
